Reservation
In AREA Costa Blanca we organize the RESERVATON document, (which is signed between the buyer and the agency), in order to block the selected property from sale. At this time, a payment on account of € 6000 is made, which is kept by the agency.

Contract
In AREA Costa Blanca we organize and translate the CONTRACT, which will be previously reviewed by the parties, (and by your lawyer if this is the case). At the time of signing, a payment of 10% of the agreed sale price is made.

Notary
In AREA Costa Blanca we organize with the NOTARY the Deed of the property. At this time the full payment of the outstanding amounts is completed. We help in the management of the whole process, (registration of the deed, payment of taxes, collection of the deed once is registered...).

DOCUMENTATION REQUIRED WHEN BUYING A PROPERTY
D.N.I. or PASSPORT. In the case of foreigners, it is necessary to have the N.I.E., (Identification Number of Foreign).
Bank account, preferably Spanish, although European bank accounts are also accepted.
At AREA Costa Blanca we will be happy to help you in the process of managing the N.I.E. and opening the bank account.
GENERAL EXPENSES FOR THE PURCHASE OF A PROPERTY
NOTARY AND REGISTRY: Approximately between € 1.100 and € 2.500 depending on the property, sale price…. The exact amount is calculated by the Notary on the day of the signing of the Deed. This amount is deposited at the Notary once the deed of sale has been formalized.
ADMINISTRATIVE EXPENSES: Approximately € 375. This amount is deposited at the Notary once the deed of sale has been formalized.
TRANSMISSION TAX, (I.T.P.): 10% of the value of the property. If the property is new built, (new construction), then the Actos Juridicos Documentados tax (A.J.D.) should be added, which corresponds to 1.5% of the value. This amount is deposited at the Notary that is in charge of managing the payment of taxes once the deed of sale has been formalized.
If you need a mortgage, a small financial expense would have to be added. At AREA Costa Blancawe will be happy to help you in the management of the mortgage. We collaborate with the best financial institutions.
